Amazon's Landmark Acquisition: GWU Ashburn Campus Sold for $427 Million
In a significant real estate move, AmazonData Services has acquired the 120-acre George Washington University (GWU) campus in Loudoun County, Virginia, for a staggering $427 million. This transaction, announced by University President Ellen M. Granberg on February 27, has sparked curiosity and discussion within the community.
The GW Hatchet revealed the details, citing a deed that was not yet accessible in Loudoun County land records. Amazon's confirmation of the sale to Loudoun Now's Buddy Rizert, the Director of Economic Development, adds weight to the reports. However, Amazon remains tight-lipped about the acquisition, awaiting a comment request.
The land, situated off Rt. 7 near Ashburn, falls under the Algonkian District's Planned Development – Research and Development Park zoning. This zoning permits a diverse range of uses, including research and development firms, office complexes, and specific manufacturing types, all within the Rt. 28 Tax District. The zoning's comprehensive development plan aims to harmonize land use activities with nearby areas.
Rizert clarifies that Economic Development was not involved in the sale or future planning. He expresses disappointment at the process and outcome, respecting GWU's right to determine property use. Yet, he acknowledges the Board of Supervisors' vision for the area, which excludes data center use, and anticipates community discussions on the matter.
Rizert advocates for research and development, robotics, drones, or similar uses, citing market potential. He believes the county's plans align with these uses, and he eagerly awaits Amazon's proposal specifics. The sale and its implications continue to captivate the community, with officials and residents alike awaiting further details on this transformative development.
